Credit
DSCR programs qualify the property, but nearly all of them still publish a credit floor. Where your score sits relative to that floor affects both eligibility and pricing.
Leverage
Maximum loan-to-value differs by purpose. Cash-out is usually capped below a purchase, and a lower ratio sometimes caps leverage further.
Reserves
Months of payments that must remain available after closing. This is a common reason an otherwise strong file stalls.
Property type and condition
Unit count, condition, and whether short-term rental use is permitted all affect eligibility. DSCR generally prices on a rent-ready property.
Title and entity
Whether the property may close in an LLC, and whether a personal guarantee is required.
Prepayment terms
Many DSCR loans carry a prepayment penalty. Its length and structure materially affect total cost if you plan to sell or refinance early.
